Description

Originally constructed circa 1890, this distinguished Victorian red-brick residence was lovingly restored and comprehensively renovated in 2017. When acquired by the current owners in 2016, the property had been divided into three rental units. Their vision and meticulous attention to detail transformed it into a remarkable family home, thoughtfully reconfiguring the layout to create bright, contemporary living spaces while carefully preserving and reinstating many of its original period features. The extensive refurbishment included the installation of double-glazed timber sash windows, upgraded insulation throughout and two wood-burning stoves, significantly enhancing both comfort and energy efficiency. The attic was also converted to provide a practical space, accessed via a Stira staircase. Externally, the handsome double-fronted façade was further enhanced in late 2024, when the original brickwork was expertly restored and repointed, ensuring the property's timeless character continues to shine. The home's exceptional design and restoration have received national recognition. In 2019, it featured on RTÉ's Home of the Year, progressing to the final three properties in the competition. Rich in character and effortlessly stylish, the interiors have been carefully crafted to create a home that feels both inviting and sophisticated. Generous ceiling heights, beautifully restored period features and a refined palette of materials and finishes combine to deliver a space that is elegant, contemporary and full of personality. The accommodation is exceptionally well planned and briefly comprises a welcoming entrance hall with extensive concealed storage, a stunning open-plan kitchen and dining room that flows seamlessly to the rear garden, and a beautifully appointed living room opening through to a versatile playroom/home office. At first-floor level there are three generously proportioned bedrooms, in the main bedroom with en-suite shower room, together with a stylish family bathroom. Outside, the private south-facing courtyard garden enjoys sunlight from dawn until dusk and serves as a much used extension of the living space during the warmer months. Directly accessed from the dining area, it provides the perfect setting for outdoor entertaining, al fresco dining and relaxing throughout the day and into the evening. A convenient side passage offers additional practicality. The Neighbourhood Mount Tallant Avenue enjoys an exceptionally convenient setting between the vibrant villages of Terenure and Rathgar, both of which are within a pleasant stroll and offer an excellent selection of cafés, restaurants, boutiques and everyday amenities. The area is superbly connected by public transport, with Dublin Bus routes including the 16, 15A and 65 providing direct access to Dublin City Centre, Dublin Airport and surrounding suburbs, while UCD Belfield is easily accessible by public transport. Dublin City Centre is approx. 4.5km away, making commuting both quick and convenient. Residents can also enjoy the popular Thursday morning Farmers' Market at Brighton Square, just a five-minute walk from the property. The area is particularly sought after by families due to its proximity to an excellent selection of well-regarded local schools.
